A modern detached house with views towards both Prestvannet and Tromsdalstinden.
Fredhøy is a new residential project in Tromsø, developed by Tofan Arkitektur in close dialogue with the clients. The site is located in an established residential area with great views and good sun conditions, and the project is the result of both careful planning and thoughtful architectural measures.
Adaptation to the site and terrain
The house is distributed over three storeys and adapted to the sloping terrain, where the lower ground floor lies partially below ground level. This provides a natural transition to the driveway and reduces the perception of volume when viewed from the road. Access is optimised for winter conditions – with a low gradient and direct connection to the garage.
Architecture and expression
The home is designed with a gable roof and clean lines that provide a modern yet understated expression. Large glazed areas and carefully positioned outdoor spaces provide ample natural light and views towards the southwest – perfect for Northern Norwegian evenings with sun and mountains on the horizon.
A flexible home with thoughtful qualities
The accommodation is divided between three functional storeys. The main floor offers a social living area, whilst the lower ground floor houses technical functions, a garage, and storage. The ground floor serves as a more private zone with bedrooms and direct access to the garden and terrace. The layout provides both flexibility and privacy, and the house is adapted to the family’s future needs.
Approvals and technical work
As part of the building application, a terrain assessment and an application for relocating the access road were prepared, along with careful adaptation to the current zoning plan. The project remains within all height requirements and building limits, and planning permission has been granted without the need for dispensations.
Aesthetic and sustainable coherence
The house is planned with timber cladding in two different shades – natural light wood and black charred wood. A discreet roof overhang between the storeys gives the building character and lightness. The architecture combines function and form with consideration for both the surroundings and material use.
